For new construction projects, our role as the Building Envelope Professional is to assist the Prime Consultant (Architect), Contractor, and Consultant Team in the strategy, integration, and quality assurance of the building envelope aspects of the project.
We aim to ensure the installed building envelope systems comply with the appropriate Code requirements, meet the design intent for the project, and provide durable performance for the intended service life. Consistent with our philosophy, we are constantly striving to add value to our projects through diligent and careful attention to aesthetic aspects, cost control, and quality assurance.
BCBS provides a wide range of services related and dedicated to the building envelope design of new construction buildings. The following is an overview of our typical services and how they add value to the development.
During the initial conceptual design stages of a development, we assist the Architect, Client, and Design Team in setting out the goals and expectations of the building envelope. Typical considerations include: design service life, climatic conditions, durability, performance, maintenance and renewal, cost-effectiveness and economics, constructability, availability of materials, and energy performance.
Once the expectations and limitations are established, we integrate these into the envelope design through review of architectural drawings and specifications, attending meetings, providing presentations, and issuing conceptual details demonstrating proper sequencing of the materials. This method has proven to add value to the design process in ensuring the envelope expectations are being met.
To further enhance our approach to new construction service, we have developed an in-house, systemized, design review process that provides consistency from one project to the next. Our clients and related professionals find this process reliable and dependable – they know what to expect.

During construction, BCBS adds value to the process by conducting enhanced on-site field reviews of the building envelope system and by taking proactive measures to assist the designers and builders with complex situations that commonly arise. Typical site visits include a visual review of mock-ups of specific envelope details, the continuity of air, moisture, and vapour barriers, and the detailing and interfacing of glazing, cladding, and waterproofing components.
BCBS also provides continuous building envelope design assistance to the project team. This typically includes review of all related shop drawings of envelope systems, review of site instructions or requests for information, review of product literature, review of proposed changes during construction, and attendance at team meetings. By taking these steps, we aim to promote the complete integration of design aspects in terms of air, vapour, and moisture controls.
Supplementary to the basic design and field review services, a more inclusive commissioning and testing plan can be integrated at various levels depending on the risk tolerance of the Client. BCBS will work with the Client to establish a custom commissioning plan (levels of testing) that meets their expectations and contributes to a responsible quality control program.
BCBS provides post construction services to ease the transition between construction and occupancy, and to help build strong lines of communication between the Developer and new Owners.
