BC Building Science was retained by the Owners of 1212 Howe as the Prime Consultant for a targeted building envelope renovation at their building. 1212 Howe is an 18-storey residential tower constructed over a below-grade cast-in place concrete parking garage and contains 152 residential units, located in Vancouver.
The Strata approached BCBS to help determine a strategy to address numerous balcony membranes that needed to be renewed and resurfaced. Following an initial review of the balconies, the Strata commissioned BCBS to conduct more exhaustive visual assessment work of the building, including reviews by bosun chair drops; a total of twelve drops were completed. In addition to the balcony renewal / resurfacing, it was determined that localized concrete spalling repairs were also required as well as post-tension anchors plug repairs.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Strata. Throughout the course of the project, BCBS provided the following services:
