BC Building Science was retained by the Owners of The Wall Centre as the Prime Consultant for a targeted building envelope renovation at their building. The Wall Centre is a 30-storey concrete residential building constructed over a cast-in place concrete parking garage, located in Vancouver. The building, containing 216 residential units, was constructed circa 1995 and sits within, and forms part of, the Wall Centre complex located in the city’s downtown core.
The Owners approached BCBS to help determine a targeted renovation strategy as the Strata had observed several gasket displacement problems and localized water ingress issues with the building’s window wall system, which necessitated a glazing refurbishment project. Though separate from this residential tower, BCBS conducted a similar scope of work at the adjacent hotel / office tower within the Wall Centre complex.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
