BC Building Science was retained by the Owners of Le Marquis as the Prime Consultant for a targeted building envelope renovation at their building. Le Marquis is an 8-storey concrete residential building constructed over a below-grade parking garage, located in West Vancouver.
The Owners approached BCBS to help determine a strategy to address the failure and breakdown of existing window assemblies. Ongoing leaks and water damage were reported around windows within a number of units in the building. The renovation included replacement of the existing windows on the north, east, and west elevations, as well as replacement of the waterproofing membranes, head and sill flashing, sealants, and interior trims.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
