BC Building Science was retained by the Owners of Park Avenue Towers as the Prime Consultant for a targeted building envelope renovation at their building. Park Avenue Towers consists of two, 19-storey concrete residential buildings constructed over a below-grade parking garage with a total of 238 units. Located in Burnaby’s bustling Metrotown neighbourhood, residents will enjoy on-site squash courts and an indoor pool, as well as innumerable shopping and eating choices within walking distance.
After BC Building Science conducted a targeted water leak investigation on two units, the Owners approached BCBS to help determine a strategy to address a maintenance project which included the replacement of caulking at all exterior precast panel joints, replacement of the perimeter sealant at skylight and window assemblies, repair of exterior concrete where required, and the cleaning and sealing of exterior concrete.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
