Terra Vita Place

BC Building Science was retained by the Owners of Terra Vita Place as the Prime Consultant for a targeted building envelope renovation at their building.  Terra Vita Place is a 4-storey residential structure constructed of double-wythe brick walls and suspended concrete slabs, with concrete columns over a suspended slab-on-grade above the basement.  Located in Vancouver, there are twelve residential condo units in this unique building.

Prior to this renovation project, BCBS conducted a Building Envelope Condition Assessment (BECA) which concluded that elements of the building were in poor condition and remediation procedures were strongly recommended.  The Owners subsequently retained BCBS to act as the Prime Building Envelope / Structural Consultant for the duration of the renovation project.

BCBS developed a design strategy with the Owners to improve the function, durability, and appeal of the building exterior.  Through a process of consultation, drawings, and various other methods, a design scheme was developed and implemented for this building.  The exposed stucco cladding was removed and replaced with new rainscreen stucco and face-sealed stucco at targeted locations.  The finish was to remain consistent with the portions of the sheltered stucco walls that were retained in place.  The flashing elements in the repair area were replaced with new galvanized flashing systems.  Targeted windows and window framing were replaced with new window systems, and at the window sills new waterproofing membrane was installed over the concrete sills.

Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
