BC Building Science was retained by the Owners of Cedarhill Manor as the Building Envelope Consultant for a full building envelope renovation at their building. Cedarhill Manor is located at 215 Mowat Street, New Westminster. It is a four-storey wood-framed residential building constructed over two below-grade parking garages, containing 41 units.
BCBS and the Strata developed an architectural design strategy to improve the function, durability and appeal of the building exterior. Through a process of consultation and various other methods, an Architectural design scheme was developed and approved by the Strata. The property management company, RE/MAX dWell Property Management Ltd. (Mr. Corneliu Taradaciuc), was also an important part of the team, helping to guide the Owners in understanding the role of all the project participants and helping with many of the administrative aspects – including City permit coordination, and coordination between the Contractors, Consultants, and Owners.
The renovation included the full replacement of the existing cladding, balconies, guardrails, windows and exterior doors, and new waterproofing over the ground floor patios. In addition, some electrical and mechanical systems were replaced including a new intercom system, new make-up air units, new ducts and interior exhaust vents at all common areas, new parkade exhaust fans and new CO sensors at both underground garages, and upgraded bathroom fans inside individual units.
The project also involved a landscape architect that created a full landscape redesign that included new fencing at the perimeters of patios, new poured-in-place concrete stairways, upgrading all exterior lighting fixtures, and creating a community garden shared by all residents.
