BC Building Science was retained by the Owners of Duchess Place as the Prime Consultant for a targeted building envelope renovation at their complex. Duchess Place consists of ten, 3-storey wood-framed residential buildings with a total of forty-four units. Located in the Renfrew-Collingwood neighbourhood of East Vancouver, these highly sought-after, award-winning buildings feature homes with large windows, gas fireplaces, and balconies, and are ideally located close to schools, shopping, and the Skytrain.
BCBS conducted a Building Envelope Condition Assessment which revealed that the asphalt shingles at the sloped roofs were in need of replacement; this renovation was conducted first. The next phase of extensive renovation addressed the premature failure at many decks and surrounding walls areas. BCBS and the Strata devised a plan to improve the function, durability, and appeal of these deck assemblies and walls.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Strata. Throughout the course of the project, BCBS provided the following services:
