BC Building Science was retained by the Owners of Eastern House as the Prime Consultant for a targeted building envelope renovation at their building. Eastern House is a 13-storey concrete residential building constructed over a below-grade parking garage structure, located in North Vancouver.
Due to reports of ongoing concerns at the building, BCBS was commissioned to carry out a Building Envelope Condition Assessment (BECA), followed by a maintenance review. These reports showed that certain areas’ stucco and window assemblies were in an aged, degraded state, such that replacement of the original stucco with a new rainscreen cladding assembly, as well as windows and sliding doors, was required. Also indicated was that a more comprehensive maintenance program was warranted. The purpose of this work was to provide preventive / proactive maintenance work – such as replacing sealants, painting the stucco walls (renovated and original), railings, balcony soffits, and other elements, and applying new waterproofing at the balconies. By coordinating this maintenance work with the renewal work, the Owners could more confidently ensure any issues that may lead to water seepage or other concerns in the future could be addressed before they result in any unforeseen complications. Additionally, it allowed for the opportunity to update the architectural design of the building by incorporating a more modern colour scheme.
