BC Building Science was retained by the Owners of Landmark Grand as the Prime Consultant for a targeted building envelope renovation at their building. Landmark Grand is a 3-storey wood-framed residential building constructed over a below-grade concrete parking garage with fifty-four units. Located in the very desirable Fairview neighbourhood in the West Side of Vancouver, these homes offer ready access to unlimited amenities on South Granville Street and close proximity to vibrant Granville Island and Shaughnessy Park.
Based on the recommendations of the Balcony Condition Assessment report, prepared by BC Building Science, the Owners approved the renovation of the existing balconies. Work included the replacement of cladding on roof parapet walls, balcony membranes, balcony parapet walls, and downpipes with new rainscreen fibre-cement cladding, as well as new liquid membrane on balconies, and new aluminum framed guardrails with glass panels.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
