BC Building Science was retained by the Owners of Magnolia Gardens as the Prime Consultant for a targeted building envelope renovation at their building. Magnolia Gardens is a four-storey wood-framed residential building constructed over an underground parking garage, located in Vancouver.
The Owners requested that BCBS manage a targeted vehicular ramp renovation project as they had previously experienced water seepage to the underground parking garage through the vehicular ramp, and had some cracks injected as a temporary measure to stop / reduce the water seepage. With this renovation, they were looking for a better and longer repair option.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. The proposed work included the application of new ramp waterproofing and concrete repair.
