BC Building Science was retained by the Owners of Oceana Villa as the Building Envelope Consultant for a full building envelope renovation at their property. Oceana Villa consists of a three to four level wood-framed residential apartment building containing 39 apartments over a cast-in-place concrete foundation and parking garage, and is located at 1280 Fir Street, White Rock.
BCBS and the Strata developed an architectural design strategy to improve the function, durability, and appeal of the building exterior. Through a process of consultation and various other methods, an Architectural design scheme was developed and approved by the Strata. The renovation included the full replacement of the existing stucco cladding, balconies, guardrails, suspended slab membrane at unit patios, windows, and patio sliding doors.
