Pacific Promenade

BC Building Science was retained by the Owners of Pacific Promenade as the Prime Consultant for a targeted envelope renovation at their building.  Located in downtown Vancouver, Pacific Promenade consists of a residential tower at the north of the property, a mid-rise building at the south, connected by a low-rise, 4-storey building which contains two-level townhouse units and apartment units.

Over the years, a number of repairs have been performed at this 22-year-old complex, but the Strata had recently observed a number of leaks, primarily in the mid-rise building, but in the high-rise as well.  They approached BCBS to help determine a strategy to address these issues.  By conducting interior / exterior assessments of the buildings, interior investigation openings at various elevations which focused on wall areas around windows and doors, and moisture probe analysis to determine the extent of moisture absorbed within wall assemblies, it was determined that water leaks were present in numerous units and that repairs to these units were necessary to both rectify the existing problems and impede further damage.

Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Strata.  Throughout the course of the project, BCBS provided the following services:
