Sea Breeze

BC Building Science was retained by the Owners of Sea Breeze as the Prime Consultant for a targeted building envelope renovation at their building.  Sea Breeze is a 3-4 level wood-framed residential building constructed over a below-grade parking garage.  These 61 residential units are located in Vancouver’s west side Kitsilano neighbourhood, a highly sought after location to live due to its endless amenities, charming neighbourhood feel, and close proximity to the ocean and spectacular views.

Prior to this renovation, BCBS conducted a Window / Door Condition Assessment which generally concluded the existing windows and doors appeared to have aged in conformance with their life expectancy.  Some windows were difficult to open / close or damaged around the frames and were experiencing high levels of air leakage (drafts) and condensation that could not be effectively controlled due to the thermally inefficient window / door frames.  A new design and renovation scheme was approved by the Owners and this building underwent a complete window and door replacement project.   At all locations, the original windows and sliding doors were replaced with energy efficient, reinforced PVC frame windows with upgraded hardware, insect screens, trims, and new flashing.  At the main front entrance, a new storefront aluminum frame door was installed and integrated with the existing intercom system.

Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners.   Throughout the course of the project, BCBS provided the following services:
