The Fraser is a 7-storey wood-framed residential and mixed-use building with 121 rental units. Situated at King Edward and Fraser, this East Vancouver neighbourhood is one of the city’s most sought after locations due to its considerable list of amenities, family friendly vibe, and convenient locale. This rental community offers studio and 1–3-bedroom apartments and townhomes featuring spacious, modern designs, a pet-friendly policy, and retail on the ground level.
BCBS was an integral part of the team during the new construction of this development. Our expertise contributed to the successful completion of this exciting project through providing an enhanced building science commissioning program. This approach first included establishing the basis of design for the building envelope as well as a commissioning plan. During the construction phase, we performed ongoing field reviews and provided field testing of key envelope and commissioning components as the testing agency. Envelope field testing included the necessary quality assurance field tests to ensure optimal functionality such as testing a sampling of windows and doors as well as conducting whole building airtightness testing to ensure compliance with energy efficiency targets.
