BC Building Science was retained by the Owners of The Maples as the Prime Consultant for a targeted building envelope renovation at their building. The Maples is a 5-storey steel-framed concrete residential building with 48 units. Located in Vancouver’s thriving Kitsilano neighbourhood, this charming property is steps away from a wide array of avant-garde shops and restaurants to choose from.
Prior to this current project work, BCBS had provided consulting services on the remediation and repairs at select portions of the building; all work was completed. In addition, BCBS also completed a maintenance assessment of the building as part of the initial repair project. Arising from this assessment, The Owners approached BCBS to help determine a strategy to address a second phase of repairs consisting of extensive work to the exterior walls, windows and doors, and balconies and decks which included waterproofing renewal work along with building façade maintenance such as cleaning, painting, sealant replacement, window refurbishment, etc.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
