BC BUILDING SCIENCE BREAKS DOWN BALCONY MAINTENANCE!

Each Spring the square footage of your home magically expands when the doors to your balcony are flung open.  The outdoor furniture comes out of hiding and you are ready for relaxation and fun, surrounded by fresh air and sunshine.  In order to keep this valuable space in top condition, regular balcony maintenance is essential to ensure aesthetic appeal, longevity, and safety.  Here are the key steps you can follow:

 

  • Cleaning – Sweep off debris and dirt regularly, and use a mop with water and mild detergent to clean the floor.  For tougher stains, consider using a specialized cleaner, but avoid harsh chemicals on materials like wood or stone as they can be damaged by strong compounds.

 

  • Damage Inspection – Check for loose railings or any signs of rust on metal parts, this being crucial for optimum safety.  Inspect for leaks, especially after rain, and ensure that any waterproofing membrane is intact.  Seal any cracks using an appropriate sealant for gaps in the flooring or walls.  Finally, look for peeling or chipped paint, and repaint as necessary to protect the underlying materials.

 

  • Plant Care – Ensure that any water draining from plants does not pool on the balcony surface as this can cause damage over time.  Be sure to use planters with good drainage and consider placing trays under them to catch excess water.

 

  • Surface Care – Avoid using furniture or decorations with feet / edges that might puncture the balcony membrane.

 

  • Seasonal Maintenance – Remove or cover furniture and plants during the winter months to protect against snow and ice damage to both these items and the balcony surface.  In the Spring, inspect for any damage caused by ice or wintry weather.

 

Regular maintenance not only keeps your balcony an inviting spot to spend time on but also ensures that it remains a safe and usable space!
