BCBS ANSWERS THE QUESTION – WHAT IS WATER TIGHTNESS TESTING?
One of the especially important services that BC Building Science performs is water tightness testing. This highly specialized evaluation can confirm whether water could leak into a building through the building’s envelope when it is exposed to rain and wind pressure. This type of testing is commonly executed:
- After the installation of windows, doors, curtain walls, or cladding, but for easier detection and correction, before interior finishes have been completed.
- As part of building code or warranty compliance.
- During forensic investigations of leaks.
Field Spray Tests are administered using specialized equipment which uniformly sprays high velocity water at installed windows, doors, and walls. A pressure chamber creates a specified air pressure difference, and our specialists watch for water penetration inside the building. A Pass or Fail result is based on whether water leaks occur beyond designed limits and infiltrate the building’s interior.
Water tightness testing identifies leaks or weak points early in windows, doors, and walls so problems can be fixed before they cause:
- Costly post-construction repairs
- Interior finish damage
- Rot, corrosion, mold growth, or material degradation
- Energy inefficiency from air leaks
In short, water tightness testing turns hidden leak risks into visible, fixable issues which saves money, time, and headaches later!
