BC Building Science was retained by Byrne Creek Co-op as the Prime Consultant for a targeted building envelope renovation at their building. Byrne Creek Housing Co-Operative is a 4-storey wood-framed residential apartment building constructed over a below-grade parking garage. Located in south Burnaby, this 74 unit co-op opened its doors in 1991 and offers residents many communal activities such as potlucks and parties, as well as a solid mandate to advocate for their neighbours’ wellbeing.
Byrne Creek Co-op approached BCBS to help determine a strategy to address the complete window and sliding door renovation that was required at their property. Upon removal of the existing window trims and adjacent cladding, the building’s structure was thoroughly assessed for signs of structural damage. At all locations, the original windows and sliding doors were replaced. The new windows and sliding doors were reinforced PVC frame windows with energy efficient, Low-E glazing. The windows included upgraded hardware, insect screens, and new flashings. Water penetration testing was then conducted at a sampling of windows and sliding doors to confirm they met the required water penetration performance ratings.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by Byrne Creek Co-op. Throughout the course of the project, BCBS provided the following services:
