Chez Moi

North Vancouver

BC Building Science was retained by the Owners of Chez Moi as the Prime Consultant for a targeted building envelope renovation at their building.  Located in North Vancouver, Chez Moi is a 3-storey wood-framed residential building constructed over an above-grade parking garage, and contains 18 residential units.

Prior to this renovation project, BCBS issued a Building Envelope Condition Assessment (BECA) of Chez Moi.  This report concluded that the existing vertical assemblies – the wood cladding and interfacing of related components such as balcony parapets and guards – were in an aged and fatigued state and were showing evidence of localized water seepage and resultant moisture retention at these areas.  To correct the sources of failure and to properly restore the function, performance, and value of the building, a targeted renovation of all the assemblies was recommended and completed.  The work included replacing the balcony waterproofing membrane with new PVC membrane on wood-framed balconies and new liquid membrane on concrete balconies on the ground level, replacing balcony parapet walls with new aluminum railings, targeted structural upgrade of balconies, and new rainscreen cladding on balcony wing walls.

Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners.  Throughout the course of the project, BCBS provided the following services:
