BC Building Science was retained by the Owners of Landmark Oxford as the Prime Consultant for a targeted building envelope renovation at their building. Located in East Vancouver’s Grandview-Woodland neighbourhood, Landmark Oxford is a 3-storey wood-framed residential building constructed over a below-grade parking garage, with 41 residential units.
Prior to this renovation project, BCBS issued a Building Envelope Condition Assessment (BECA) of Landmark Oxford which generally concluded that certain aspects of the building envelope had experienced premature failure. To correct the sources of failure and to properly restore the function, performance, and value of the building, a complete renovation of all these assemblies was recommended. This included full renewals of select wood-framed and concrete balconies, the original waterproofing membrane, and all grade level landscaping, as well as targeted renewals at the main roof. In addition, new aluminum downpipes were installed, all existing building cladding including the stucco and cedar shakes were cleaned and repainted, and pressure washing / cleaning and painting of various components was performed.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
