BC Building Science was retained by the Owners of Tribeca Lofts as the Prime Consultant for a targeted building envelope renovation at their building. Nestled between Vancouver’s trendy Yaletown and the downtown Theatre District, Tribeca Lofts is an 8-storey concrete residential building constructed over a below-grade parking garage, with 51 residential units.
A maintenance renovation of all exterior walls and balconies was completed to address widespread failure and breakdown of existing coatings. The renovation included the full recoating of the existing walls, soffits, balconies, and brick cladding. All exterior walls were repainted according to the Owner-approved colour scheme and all brick-clad areas were re-sealed. In addition, a new liquid-applied polyurethane waterproofing membrane system was installed at all the balconies.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Strata. Throughout the course of the project, BCBS provided the following services:
