BC Building Science was retained by the Owners of Willowbrook Gate as the Prime Consultant for a targeted envelope renovation at their building. Willowbrook Gate is three-level wood-framed residential apartment building constructed over an at-grade concrete parking garage and contains 47 residential units plus a lounge / meeting room, located in Langley.
The Owners approached BCBS to help determine a strategy to address some key concerns. A targeted building envelope renovation of select building walls and balconies was completed to upgrade certain areas of the building envelope assemblies. The renovation included the targeted replacement of the existing stucco cladding, select balconies and decks, suspended slab membrane, replacement of 60% of the windows, and a complete cleaning and repainting of the entire building, including the existing swing doors.
Through a process of consultation and various other methods, an architectural design strategy was developed and approved by the Owners. Throughout the course of the project, BCBS provided the following services:
